The mornings are cooler, the light through the trees on Route 1 has that golden edge to it, and if you’ve lived on the Seacoast for more than one winter, you know exactly what’s coming. Nor’easters don’t care whether you’re ready. The good news: a few weekends of maintenance now can save you a lot of stress — and money — once the temperature drops for good.
Here’s what we tell our own clients to prioritize before winter hits.
Start at the top. Your roof and gutters took a beating from summer storms, and once the leaves come down in earnest, clogged gutters turn into ice dams fast. Walk the perimeter of your house, look for missing or curling shingles, and clear the gutters before Thanksgiving at the latest — waiting until after the leaves are fully down usually means doing it twice.
Get your heat serviced now, not in December. Every HVAC company on the Seacoast gets slammed at the first cold snap of the season, and “my furnace won’t start” is not a call you want to be waiting on with your family in a 55-degree house. Schedule a furnace or heat pump tune-up, swap the filter, and if you have a fireplace or wood stove, get the chimney swept before the first fire — critters find their way into quiet flues more often than you’d think over the summer.
Think about the water, not just the air. If you have an irrigation system or outdoor spigots, drain and shut them off before the first hard freeze. A burst pipe from a line that wasn’t winterized is one of the most common — and expensive — fall maintenance misses we see. If you’re on well water, this is also a good time to have it tested.
Coastal air is tougher on your house than you’d think. Salt air corrodes hardware, fasteners, and outdoor fixtures faster here than it does even twenty minutes inland. Take a walk around the exterior and check railings, hose bibs, and any exposed metal for rust starting to take hold. A coat of rust-inhibiting paint now is a lot cheaper than replacing a railing in two years.
If you’re on the water, don’t forget the dock. Docks, floats, and boat lifts need to come out before ice starts forming on the Great Bay or the Piscataqua, and towns often have their own timelines and permitting for seasonal removal — worth checking with your harbormaster if this is your first fall in a waterfront home.
Small stuff that adds up: test your smoke and CO detectors when the clocks change, swap screens for storm windows if your house has them, and take a look at your driveway before freeze-thaw cycles start working on the cracks that are already there.
None of this is glamorous, but it’s the difference between a smooth winter and a stressful one.
